Choosing a property manager in London is an important decision, and you want to gather as much information about your potential partner as possible. Here’s what we tell people who have questions about who we are and how we work.

What is the cost for your property management services?

Our fees are fair and competitive. We charge a fixed percentage of monthly rents at 10%. No setup fees. No vacancy fees. No maintenance markups. See pricing plans for more information.

Do you charge management fees during a vacancy?

No. If your property is not rented, you will not pay any management fees until a tenant is placed.

How long will it take to rent my property?

This is variable. Homes that are well maintained and adhere to LSK Property Management’s standards, are more likely to attract high-quality tenants and rent faster than those that do not learn more about our property standards to get your home in tip-top shape to secure a high quality tenant!

How do I know how my property is performing?

We provide activity reports to you every month, including financial statements, and you can also access them on your owner portal.

When is my rent paid?

We make direct deposits via ETF into your bank account every month, with a $1.50 fee to cover transfer costs.

Do you conduct inspections?

Yes, inspections are conducted at a minimum of once annually, but can be done additionally at the owner’s expense. Inspections are subject to a separate inspection fee.

Do you mark-up invoices or repairs?

NO. We pride ourselves in our 100% transparency with clients, and do not markup on any service repairs or invoices. We believe this causes an unethical goal of creating additional problems with the property or placing poor tenants, to the benefit of the management company, not the owner.

How is maintenance handled?

We expect tenants to contact their property manager immediately if there’s an emergency. Routine requests are made online and often, we can mitigate problems before calling in vendors.

May I use my own vendor instead of yours?

Yes, if you have a preferred vendor you would like to use, you can do so. You will need to provide us with their contact information ahead of time, so issues can be dealt with promptly.

Who pays for repairs?

The property owner is typically responsible for repairs, unless the tenant has caused damage. We partner with quality, affordable vendors and service professionals.

How much will my property rent for?

We use verified market data to estimate and determine the fair market value of your home. We study and analyze this data, to maximize Owners monthly rental amounts.

How do you advertise my rental property?

We advertise on the top rental websites, using high resolution photos, and make the showing process both clear and easy. This maximizes exposure to ensure your home is leased quickly at a high rental rate.

Do you buy and sell property, too?

No. We focus exclusively on London property management because it’s what we do best. We can refer you to a qualified and experienced real estate agent.
